Buying in an HOA neighborhood essentially means you are becoming business partners with your neighbors, which can be great or horrible. 

I think 2 things are true at once; he did a horrible job and doesn't deserve the full $8k, and nothing in the contract was really broken.

As I read this story, I can't help but think of how often bad tenants are "forgiven" as an incentive for them to willfully move from a property, only for them to apply for their next rental and get approved because there are no collections/judgements on their record warning future landlords of how horrible they are, and thus the cycle continues...

Not a chance in hell.......I see 2 options......(1) Belt sand it down, re-stain and seal it...... charge a reasonable fee for that..... probably $300-500 max(2) Charge them $300-500 for the damage, but replace all of the counters with better materials and eat the cost now, but prevent the issue again in the future..... horrible counter tops for the main sectio in a kitchen..

I wanted to get rentals but my credit is horrible.. i have raised it from a low 500 to over 610.

Acquired over $5M in real estate - which includes the path of buying a duplex with my VA loan, a SFH 5 months later with a 1% down loan, a 4-plex with my VA loan 2 years later, built a custom dream home with an AirBnB suite, completed a horribly over budget BRRRR SFR, completed another SFR that went way over budget, sold my quad for a 4-unit office commercial space, sold my 4-plex for a luxury cabin in Oklahoma AND most recently bought a brand new home to use part time while visiting my girlfriend/future wife in Florida.All of this wouldn't have ever happened if my butt didn't get dumped.

First, if you expect a PM to be horrible, guess what... they're going to be horrible.
