If you can house hack, like @Nicholas L. said, that is ideal because you will need the least amount down to do it and can get the enjoyment and landlord experience out of it.

Ideally, this attorney is setting up your operating agreement to fit your personal situation.  

If you could find others inside of the Clippers to rent rooms, that would be ideal so you have some connectivity there.

Ideally, they could request a rent increase and the tenant could qualify for 100% assistance going forward. 

If the buyer chooses to have no representation/agent, then when I deal with the buyer they are my customer UNLESS both the buyer and seller agree to allow me to represent both of them as a dual agent in which case both are my clients.
