I am just curious how you got a 170K home for 40K.I am new down here, and not well connected, but i havent seen any types of deals like that in my months and months of exhausting searching.Nice work!

Of course, I also like to preface it with prior communications if possible (because it really can make the next 6 mos awkward) but they seem to not regard the landlord-tenant relationship with respect by their repeat behavior, and  it sounds like you have exhausted this line of rational, patient and understanding communication. 

This isn't the most honest route to go but you better believe if I was on the fence about actually making a purchase, I'll exhaust an answer to every last question in my mind if it's the right choice or not, before I make the move.

I've done that before and I would say its my last resort after I've exhausted every possibility. 6% is 6% saved.

I get called out on water intrusion issues all the time when the crews have exhausted their options.

What other options have you exhausted in attempt to look for homes

I have read an exhausting amount of information (including things here on BP) and truth be told, I am still completely confused about whether I should pursue an LLC or liability insurance.

Before you do anything else- exhaust BP first....

Exhaust any legal measures you may have, and if none then I'd just move on.    

If the owner has exhausted depreciation then they might want to owner finance for a very long time.They might give you the rate and term you are seeking.
