One of my rentals I self-manage has 4 working women in their late 20's on the lease. 

It's great to connect with women who want more to life.

For me it was educational.There was a women from Ignite Funding pitching trust deeds.

Consumers are reportedly becoming more specific in their Google searches, and mobile users are more empowered to be more detailed by using tools like Siri.

But if you wanted the second position lender to be empowered and motivated to make sure the first position loan is getting paid, one idea would be to have the second position lender give you the downpayment NOT in the form of a loan, but in the form of equity instead.  

I always renovate on the front end...then train tenants how to deal with issues themselves...and empower them to resolve issues themselves or by contacting professionals directly...plumbing, HVAC, etc...Reputable companies will verify work before proceeding and you can pay with a card online or on the phone when complete.
