Everyone is out there making dreams happen.

They do have some very talented employees who remain committed to their jobs and running into these people can be either a nightmare or a very pleasant dream, depending on what's going on with the client.But I was a little amazed recently when I had a client who was a flipper where the income would have clearly been self employment income.  

He doesn't expect to gain money for it, but dreams to break even, and is even willing to spend negative cash flow.

He and his "team" are in the middle of a dream deal, 4.2 million purchase 1.5 million rehab 1.3 million finance and sale cost when its complete there looking at 14 to 17 million.  

As early as my high school days I dreamed of early retirement through real estate.

@Darrin Carey  like you I have been at this game a little while.. when you go on and Advertise NO money down no credit.. you will get all the newbies who don't know any better.. they are dreaming of RE richs you pair that with slick sales folks and these people are separated from the 2000k in a heartbeat..

Something like that would be a dream come true in certain locations of Austin, and it probably exists there (and has probably already been bought by an investor).
