While some investors have already found a way to skyrocket their investments using the networking tools already available on BP, I would argue that the vast majority of users struggle to come up with an effective and consistent means to incorporate BP's functionality into their investing or networking plan.While private lists can certainly be powerful tools in the right hands, perhaps entirely rethinking the way these lists could be used would make them more accessible to the masses.

My background is in corporate law (10 years) and found myself in love with this real estate business, reason why I'm always studying about it.

In my market (Southern California) having private outdoor space that's larger than a postage stamp - big enough for a grill, a table, some chairs, and maybe 8+ people to hang out - seems to be the key to higher rents (that, and parking by the front door).I seem to attract former apartment dwellers who feel like it's an upgrade to get those two amenities ... even if the price is the same as the "luxury" apartments nearby.The quality of the yard doesn't seem to matter.

I would probably still try to incorporate that into my strategy as well, but it may be better for me to focus more time on some of those lists.

I wanted to reach out across the forum and see if anybody had any tips or criteria that they incorporate into their lists to make them more effective in targeting properties for a fix and flip strategy. 

Put some open shelving above the dark cabinet in the corner.I would paint the cabinets white (I know you are leaning against it, but personally, it seems to be the style).I would add some shadow box molding to the wall under the chair rail, and paint the whole area under the chair rail white as well.I would do a basic tile backsplash, something beige to match the floor with a pop of color band or detail in it.I think the floor, wall color and dark counters allow for white cabinets to be done without it looking too white.

We found a lawn chair, side table, Christmas lights, beer fridge and tv... in the crawl space.

Are there any landlords out there with a good running list of tenant proof materials, products, tips, etc. they try incorporating into all their rentals?

I want to incorporate a name or logo that I can eventually use for LLC as well. 

The market incorporated all of this good news already into pricing.And new construction of apartments has made a comeback big time.
