Hello All,I am a newer investor in South/Central Jersey and have run into a bit of a problem.My normal GCs that I use are busy with a lot of work, does anyone here have a good GC or Handyman for the smaller stuff that they can recommend for a Flip I am working on in Browns Mills NJ, I close on the 20th of March but want to have a Bid and timeline before then. 

I have not bought, or even bid on my first REI.

The Decatur home actually went for $5,000 under my bid. 

I am already way over budget and the bid number could eat all if not most of my profit at this point. 

My previous purchases were thru auction(pretty much bid, and sign papers) and as is HUD homes, which my realtor does 90% of the leg work. 

If not, bid your scope of work to at least 3 contractors. 3.

On my other home I would like to start the house should be permitted and looking for licensed contractors that can give a fair bid and look for long term work.  

Walk through the property and tell them exactly what you want done and get bids for the work.

Do I need to get the hard money loan first or i bid at a foreclosure auction first?

Within the last 8 weeks I have completely stepped outside of my comfort zone... asking for and negotiating seller financing, bidding at forclosure/tax auction, working on inheriting a section 8 tenant which means dealing with the housing authority, etc. and the worst that can come of any of it is that I learn something.If you don't change anything... than nothing changes!!!
