I have heard good things about KBKG and they have an online tool for cost basis of 600k and under https://www.kbkg.com/residential-costsegregator I personally used CSSI and they were awesome https://costsegregationservices.com/ but don't offer DIY.Hope that helps!

You will see that most of the non residential construction is in Shrewsbury and Millbury simply due to taxes.

I'm skeptical you'd get enough neighborhood-level sales. 2) I just found out ATTOM has 4 levels of neighborhood data, even down to residential subdivision, and pop density for each!

@Caleb Brake I have investments in Lewisville and it is true that Lewisville and surrounding don't have any 2,3,4plex.This is not to say that there isn't any but it has turn out that the duplex available are been sold individually as residential and not income because the sale price is higher that way.SFH with a down of 40% / 50% in Lewisville will give you a good return.
