At that point COC will be amazing, even if rents are not increased.COC in Year 5 after purchase will be about 30% and slowly increase with modest expected rent increases.Not all deals are as good as this, but if you think how many properties could be owned and managed professionally, this is the approach I am applying myself.

As someone with a CPA background, I emphasize more than anyone (perhaps with the exception of the truly amazing @Michael Plaks😄) that a nuanced approach is required for tax tool implementation.

But one thing that always amazing me and I am just sayin.. virtually everyone of them leads off with HEY I WAS DEAD POOR  POORER than poor then in 3 short years I am now retired just follow my system.
