This is my first experience as a landlord, and what a headache this one tenant has been.When the lease with a pair of tenants renting our condo lapsed, they never informed me that they desired an initial inspection, despite my offering of it to them in writing with about 45 days left on the lease.After they vacated, I had a brief list of things that needed to be addressed:The condo was much dirtier than when I initially handed it over to them (I hired a cleaning service to do a 'move-in' cleaning of the empty unit before they moved in).There was a nickel-sized hole punched through one of my floorboards with some kind of cheap resin patch job done to address it, this looked like someone jumped on a couch and put the foot through the boardThe carpets in both bedrooms where pretty dirty; not vacuumed and had an off smell to them.

For example, despite there not being written exclusions, if an emotionally disabled airline passenger wants to to be accompanied in the cabin of the aircraft by his ESA and the ESA is full sized goat, the airlines will likely require the goat to be crated and travel in "cargo".

A guideline from the Ontario Fire Marshal has a form indicating that smoke alarms must be vacuumed yearly to clean the sensor of dust, and that they should be tested with actual smoke such as from an incense stick.

I just started vacuuming in an un-tiled furnace room until the water was gone, walked across the floor to push more into there (the bottoms of the walls are held half an inch off the concrete so the water goes right through), vacuumed again, etc.

So the city was changing some piping outside of the house for the collection of rain and they had a pump to take all the water to another location, in the meantime at one point the pump stopped working they got clogged and my tenant calls me and says there’s a flood in the basement they send me a bunch of pictures and what happened was that the water kind of backflow to the house we had about and 2 inches of water in the basement it wasn’t all over the place I would say about half of the basement was affected it was in the evening so I couldn’t call the insurance company and when I called the 24 hour line they weren’t much help, I ended up calling an emergency company they came to the house vacuumed and mopped up all the water they cut about 4 inches of the walls where the water has seeped under the walls, placed a few dehumidifiers to make sure things dry up.
