This does take time to address these issues but if if a PM is taking a cut, he or she should do what they can to prevent unnecessary service calls - isn't that what you are paying them to do?

I can't tell you how many times I've gone to the property and it is gone, or you figure out something is wrong, maybe the legal description, or the address, or there is $100,000 worth of junk there you need to haul off that was not in the pictures, or that cool commercial building, that when you get there has the faint words that you can now make out to be a former dry cleaner, or gas stations, or lead smelter, or oil change shop or something like that.

I do wanna do business with them but I agree with the earlier post about they don't really account for vacancies and capex so it makes it difficult to cash flow and that's why I haven't pulled a trigger with them.One other thing is I'm seeing the area has a pretty high property tax that's making it even harder to make sense of a deal.Ryan, if you have the address of the Turneky you were considering, we would love to analyze the deal today and see how it did over the past 6 years - you would be surprised  :)-

Andrew - The other item I share with the contractor is that if the township/borough/city has any issues/questions with the work product I always request them to address/fix.
