This tax scales up to 37% but not till around $12,500k in income for the year.   

Companies normally offer limits up to$500,000 but some offer $1,000,000.

I no longer invest in rental properties directly, I prefer spreading small amounts ($5K) in real estate syndications through an investment club, but we did a write-up on this company a little while back.

@Mark HafnerI've been investing internationally for many years but it's very difficult to answer the kind of questions you ask without writing a dissertation so I'd encourage you to ask more precise questions in the forum.

There's a ton of information in there and what you're really interested in learning is how to come up with prices, not the prices themselves as those will change over time. 

Consider putting the property up for sale and get your life back on track, then try investing again.

I'm not an attorney or expert in AP specifically, but do have a working knowledge of it for Civil engineering/survey work and have had two projects where this came up and I was able to 'ride along' and see how it unfolded.First, if you 'know' the property has been taken by AP then there's nothing for you to do with the tax assessor etc.

Also assessment never picked up those multiple sales and the parcel was being taxed at 8 acres.
