If you initially end up needing to raise rents I like to do them one at a time to minimize potential turnover from happening in multiple units at once.

very high risk even I only do them with very specific investors in mind and a plan. we dont flip land we develop every one. 

Keep in mind I started funding TK providers in 2002 and have done over 4000 of those deals for those companies over the years so pretty familiar with the model.Also keep in mind many investors simply wont partner with anyone they want total control..

Ramping up this year but my wife and I ultimately plan to move to Georgia in 2027 (we already have a realtor for the curious). 

Of course my nosey self had to go look up your rental property.

Don't know what their success is, but I see 3 places all lined up in Denison near downtown. 

Property values only going up up up for decades.
