Just from what I have seen already I can assure you, it is not unreasonable to ask for detailed receipt. 

Borrower shall occupy, establish, and use the Property as Borrower’s principal residence within 60 days after the execution of this Security Instrument and shall continue to occupy the Property as Borrower’s principal residence for at least one year after the date of occupancy, unless Lender otherwise agrees in writing, which consent shall not be unreasonably withheld, or unless extenuating circumstances exist which are beyond Borrower’s control.So you have one instrument saying it is Primary and the other saying it is Investment.

The attorneys in this case argued that real estate compensation is fixed and unreasonable, yet they charged their clients 30%.

Your cleaner may have had a whole team there working on the house, especially for a conversion from residential to STR.bottom line, the rate is not unreasonable if a deep clean was provided and done correctly.

If it's $390 for a doorbell change, wired, all in... ummm... might be on the high-end but it's def. not 'gouging' and def. not unreasonable.... sorry I know it's not what you wanted to hear, again I encourage you to hire those services yourself and you will quickly realize that the trades will charge you the same or likely more, without providing you all the 'extras' like contacting your tenant, or accessing  your property on their own without you present and then locking up, posting it to your property account ledger, etc. etc. --- if they even take the small job at all.

That said it is thier kid and they can parent how they want.not an unreasonable request.

We would like to make at least $50,000 as it is a more expensive project, but that may be unreasonable for this flip.
