The str is coming along and isn't in a tourist area. 

And I doubt taking out around 10.000 tourist apartments will bring down real estate prices because it hasn't been going down since they stopped giving more licenses a couple of years ago.

I've been researching the Colombian coast and believe there may be potential to create a destination similar to Tulum, Mexico that would attract international tourists.

You're right, the appreciation rate is faster compared to other areas because it's a tourist destination. 

No one west of the Mississippi is heading there for vacation, but there are way more people to the East than the west. while you may classify it as a “regional park” it gets as many tourists as the next three most visited parks combined.

 Any market which has a thriving vacation industry and also other diverse booming industry, has world class beaches  or great natural parks  and is near to many tourist locations should do well :)

Being such a touristic island my family does some bed and breakfast and STR and has had good success.
