If I could find the right deal yes, but seems much tougher out here.

I do know it is getting tougher and tougher to find cash flowing , especially in expensive markets. 

RE has always been very long term... and for the next few years I think that is going to be especially obvious.I'm still looking for deals but it's much tougher than 2 or 5 years ago.

The Denver STR market ain't bad, but just like most places in the U.S. right now, if you're buying at today's interest rates and with the revenues still lower than in 2021/2022, they're tougher to get right.

Lastly large private equity investment groups both national and regional have been gobbling up all the 100% TOH parks so to get in now it is a bit tougher and you may have to be willing to bite into some POH or Mixed parks.  

Eventually though times must have gotten tougher as in 2022 it went down to $100k from a well known guru  from ScrewU(niversity) in notes. 

tougher than advertised. there is lots of competition for deals; good contractors are booked up; materials are expensive; and interest rates are high.

He actually reached out to me during the GRC when savings yields were .5%  Tougher these days to get private lenders with 5% risk-free money markets available, but you might try Randy Cooper.

I never like to hear that cash flow doesn't exist, as it's not true, it's just tougher to find, and you have to be willing to work for it.

It's funny because the people I teach how to do this think I have the tougher job.
