I think too many people get into this and struggle for too long before realizing that they not been properly trained and potentially could have dramatically shortened the learning curve.   

It was a good learning experience, but it made me realize that staying away from major rehabs (for now) might be the best move until I have a more reliable system in place.That said, having family in the area like your sister and brother-in-law is a huge advantage!

I realize that direct bookings don’t have the protection or support (should something come up) that these platforms provide.

Realize that if it is truly an investment property there are limitations on how often you can use it not to trip into mixed use tax implications.
