Due diligence and earnest money are not synonymous and have two completely different functions in a contract.

equity paydown and appreciation are synonymous, as major events can happen anytime that would cause your property values to crash. equity is not real until you sell. in addition, you have ignored the time value of money. by waiting 30 years to take your money out, you have deprived yourself of the ability to invest in other properties.

It's a completely  different thing ENTIRELY to imply that having a desire to be safe and take precautions is synonymous with having an "attitude" and asking a question means that being an investor isn't right for me.
