The hot mop dude takes pie when pie is passed, the Marmorino plaster artist also books two jobs at one time thus he will hold you up if your schedule is not in stone and you want that smooth marble look not popcorn from the guy with grease stains on his rear. 

Since it's the ceiling, when your plaster man is finished with the repair you can bank on it it's going to need special primer to hide the water stain and a respray of the ceiling color.

The one I am most concerned with is the moisture stain, were they able to figure out where that is coming from? 

I get all the reasons against that, but that's how my mind works, and I can be stubborn

He'd done it for so long that he'd stained the living room ceiling yellow... from the top down!

If I have to replace carpet because it is stained, again it comes out of the security deposit, but I was probably replacing anyways if they stayed there a while.

They also smoked weed in the house stinking the whole house up badly and stained a brand new bedsheet, trespassed on our neighbors property making them very upset.

Some pieces might need some minor work like upholstering or staining

(i) Tenant is responsible for all damage caused by smoking including, but not limited to stains, burns, odors and removal ofdebris; (ii) Tenant acknowledges that in order to remove odor caused by smoking, Housing Provider may need to replacecarpet and drapes and paint the entire premises regardless of when these items were last cleaned, replaced or repainted.Such actions and other necessary steps will impact the return of any security deposit.B.
