Both stoves/oven are gas, and the dryer in the main house is gas.

I suppose today you could have QR codes to appliance owners manuals but it is kind of a pain to get calls because the stove isn't working because they didn't press bake then start.

They ran a garden hose for the washer and plugged the dryer into the stove's 220 outlet.

I'm sure an electric stove and fridge would need special electrical. $100k install cost doesn't sound bad too with everything included.

You have basic finishes like laminate counters, 30" cabinets, a coil stove a TV sitting on a bar stool and your pool doesn't have a hot tub, that alone is losing you bookings. 

The kitchen is getting a newer full sized stove that is being recycled from a different building previously there was an apartment sized stove there.

@Nate McauleyIt's great that you intend to go into real estate investment, and your plan to begin with a rental, progress to house hacking, and then consider mending and flipping is a sound one.

But, it doesn't hurt to start with a meeting with your building inspector - He may have already encountered something similar in town and has worked through the issues and made some decisions on how they will enforce/interpret the code as it relates to existing conditions....Hi Danielle - I just purchased a two family in Haverhill that has an attic that is currently occupied...I has an egress and new door and an inner stairway and they made them take out the gas stove. 

One example for sure was that there were no exhausts over either of the stoves in the units and that was a big thing for me because I cook food on a daily basis.

Just remove the stove & you can rent it out just like you would a basement, the stove which is what separates an adu from an basement apartment is most cases, has less effect on rent than a lot of people think imo.
