Do you think it's common for a tenant to sue for an amount greater than insurance can cover, then take your property or even your personal assets? 

I’ve personally found that specialized property perks can create stable, long-term renters.

Land prices have remained stable in Japan over the ages and buildings go down in value or depreciate like elsewhere.

After a year at staring at insurance data daily, AZ insurance rates are only increasing marginally, while most states are damn near doubling.3.

Cash flow has been hampered by an increase in cost of ownership recently, specifically insurance. 

Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

(gross rents $4900; 8% PM; mortgage+insur+taxes = $3600/mo).
