Sometimes people just get too busy and know that they can't brush up on all this stuff since most will only do a few transactions their entire life. 

Are you factoring in soft expenses such as vacancy and cap ex which do not happen on a consistent basis but for which you may be budgeting.

While my primary goal is to make money, I have a soft spot for those with addiction.

Most of the ones we won worked out ok, but one wreaked so badly of cat urine even after stripping out all the soft surfaces we cut our losses and sold it to a handyman unfinished who wanted to live in it and refinish it himself.  

We are curious if we should build multiple campsites, which would include a lot of tree and brush clearing, and likely a bridge across the creek.

Even after stripping out all the soft surfaces (carpet, etc) it still had a strong smell because it seeps into the walls.  

You want to make a “soft” offer.  

It's impossible to paint each situation with a broad brush because it truly is case by case given the work that was done, inspector that is handling it, etc.

There will be the soft costs, like planning, permits, infrastructure, utility extensions, roads, etc..

The selling market is a bit soft here the past couple months, though, which is why we were able to get a great deal on our new house.
