I hear your enthusiasm through you post and it sounds like you intentions are good, but selfish and one sided.

I would like to learn about real estate and I love win-win deals, but when you know nothing about something, how do not sound like a needy selfish person?

In my experience, real estate and the stock market are traditionally a breeding ground for greed, selfishness, and just plain unsavory behavior.

We are coming up on 6 months with our Georgia mountain cabin as our first STR, but HH is next in our sights (for personal use selfish reasons mostly!)

Offering help by pitching in makes them more aware of what's at stake -- home values.If they are simply selfish, non-caring and blow you off, well then you're dealing with a different animal.
