I put the first mello roos in nevada county 11 million bond issue.. we had 480 lots  built the first 110... all presold ... the earth quake the war and we did not close a one... it took 20 years plus to unwind that deal.. although I was up there last summer and it was all built out  so someone did OK with it.I have 4 subdivisions going now biggest is 27 lots  so not doing anything major and trying to get in an out in 12 to 18 months but I hear ya..

I was talking to a client of mine in Sonoma who i had just sold a ranch to and I said hey Don I think we are having a quake and he said really not 2 seconds later it hit him and he said got to go!!

After selling RE for 10 years or so ( specializing in land and land development) I mentored with a HML in Oakland and ended up Running the company and an equity stake.. 89 hit ( earth quake War ) and Norther Ca RE went into the toilet.. had to pivot.. got into Timber and land in Oregon and did that through the 90s Loved that bizz until log market soften a bunch and a lot of consolidated mills etc and the business for us kind of died down..

Specifically, we are at risk of a major earth quake in the near future that experts believe could cause 85%+ total loss rates in the most desirable neighborhoods of the city. 

This is a path to wrought and ruin.
