Partition your investments from what you would do on your own home or what you prefer.

Unless you prefer an active job and happy to gain the savings in return - nothing wrong with this. 

Work with a tax professional (preferably a CPA that does tax planning and not someone at H&R Block or TurboTax) to ensure you qualify.

For newer loans with higher or comparable interest rates, the decision largely depends on personal preference—whether to transfer directly into an LLC or use the land trust strategy.

The choice between JVs and syndication depends on personal aims and interests.

But we also do occasional drive-byes and annual inspections to see how the tenants are caring for it and hopefully catch anything that is potentially damaging before it gets real bad.Some of our clients prefer to pay for the lawn care and we charge a lawn care fee to the tenants.

We have a few markets we target outside of California, but obviously if you want to stay close to home, Sacramento would be an ideal choice.

We need to find a good app/website for them to send rent as well, preferably one that has many things built into it, making it more simple to manage things in one place.

I personally prefer to invest in boat & rv storage combined with some small-office warehouse.
