The guru your son is learning this technique from is likely not telling your son that the deal will almost certainly encourage your son to get an "off-market" deal from a "wholesaler" who is unlikely to properly disclose the details of the property or encourage an inspection. 

And that is really saying something because I invested a tremendous amount of myself and time into my small business and learning to play guitar and my personal recovery and growth as a person.

@Micah Huffman unless you are going to commit to learning some basics about being a landlord AND are willing to commit at least 2-4 hours each month managing a Property Management Company - it's probably best you sell.Otherwise, it's highly likely you could lose more due to bad tenants and management.

I let the booking expire and figured it was a troll.I then get another request from the same person about a month later for the same dates.

If you want to buy your first property ASAP, house hacking (duplex, triplex, or renting extra rooms) is one of the best ways to start with a low down payment while learning property management.

It’s an item in our roadmap, but maybe I just need to prioritize it to the top of the list in 1H 2024.Bottom line is that I allowed us to stop supporting it several years ago, in a decision I wish I could have back. honestly, I used to use the app personally as well.

I don’t consider myself a newbie however there’s always still something I can learn. :-) I don’t have a coaching program I’m selling either.A little over a year ago, I started a thread about who was investing in their health.
