For our San Diego rentals my cash flow is outstanding and I try to keep the LTV high.I know of no San Diego RE investor who purchased a San Diego buy n hold 5 years ago that has not done outstanding. 

My umbrella policy is far greater than what most people need and far more costly but it is distributed across all my units and includes a fleet of vehicles and other toys.  

With a 24 month stepdown, if you refinanced one year later you would only incur a 1% charge on the total outstanding loan amount.

One of the requests was that I get an official invoice for any outstanding balance for each property.

Confirm that the Debt Service Company used, will provide you with easy access to:      - monthly/quarterly/annual statements of your pymt history    - ideally, easy user login web or app access     - 1098 or annual (interest payment) tax documentation mailed, emailed, or pdf download-able     - alerts, notifications, and pymt scheduling options for: pymt due, pymt applied/received, outstanding balance, etc.3.

I have volunteered to mentor a couple of people on here, at no charge, who have been outstanding at doing the work I assign them, and so grateful for the help.
