But guess what, rates WILL drop in the next few months/years and most markets will explode after that IMO.If I had 25K I would look into B or B+ (specifically with schools above 5 greatschools rating, and moderate to low crime rate confirmed by heat map and frequenting businesses there) areas within 25 minutes driving distance from my home for a SFH.

@Somesh MukherjeeIf you are looking at investing in the cleveland market I would recommend being in areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre.

Skip traceDo not use propstream or propwire or propshark or the like, there data is at least 2 weeks behind county records for a least preforeclosures, you can only access a third of the preforeclosures available from county records, and, they dump all there new(which is really 2weeks old) updated leads at the same time meaning you get the same old leads as everyone else at exactly the same time.
