I am one that LOATHES certifications and accreditations in the real estate space -- as you are well aware the vast majority of acronyms in residential are simply inconvenient yearly fees you pay for a three letter blurb after your name and a logo; truly NOT something residential buyers and sellers in most markets know/care about and not something that sharpens your craft.Not so in management.

There are very obviously folks on here who are more appreciation-focused (and who aren't shy about how much they loathe us cash flow investors), which is totally fine, but it is a different strategy than going for straight cash flow.
