I love the fact that you can create rules that match the bank feed so that you don't have to "book" each and every transaction that comes through.

Sorry to make a long thread longer, but we too are considering a first position HELOC that we will feed all income and expenses through.

This is where a commercial broker can help you save money and time; When you interview any broker, confirm they have CoStar, CREXI, Catylist, their local MLS and Commercial MLS, are members of the local Commercial REALTOR council, and receive other brokers IDX feeds. 

@Matt Carroll do you happen to know if they accept XML feeds and as well do you have a direct contact number for them?

You referenced potential wetlands, so having a wetland delineation report completed would be imperative, showing any potential critical areas on the property, setback requirements, etc. which all feed into the usable area of your property.

Are there any template sites for agents that are not focused on IDX feeds from a MLS?!?!?!?! 

And in reverse here were you got a seller to spoon feed you deals...

That being said, schools ratings also change (e.g. a couple excellent elementary schools feeding into one currently low rating middle/high school will raise the rating of the middle school in the coming years as the kids advance, and vice versa).

Just a quick clarification for all that put the weight in their feed back as the "EDUCATION". 

Well said @Bruce LynnI have noticed an uptick on my side of the business regarding the acquisition of land and building.Its an experienced bunch that buy these but from the feed back that I'm getting, experienced flippers are finding some peace in building from the ground up.
