I challenge you to prove otherwise.In fact, I challenge you to show where ANYTHING I have said on this matter is a fraudulent act or an attempt to induce someone to commit fraud.Joe, a little friendly advice for you, be careful when you accuse people of committing fraud.

We don't use title companies here.That said, marketing a property you don't own is illegal in MA if you are not a licensed real estate agent working under the supervision of a broker.In addition, if you put a property under contract without both the intent and the ability to close on it, you could be sued for "fraud in the inducement".The only legal way to wholesale (which isn't really wholesaling) is to close on the property and then resell it. 

My point is that if you make false statements, especially a promise of money, to induce someone to provide information over the phone, you would potentially be exposing yourself to criminal and civil process (if not liability).
