Converting blight to cash flow has two rewards, the first is that you don't have to hunt for opportunity that shouldn't exist (i.e, investors selling positive cash flow which require little to no CapEx). 

., (I don't know the philidelphia sub market, this might not be a deal) $125,000 Purchase, $75,000 rehab, if you can get an appraisal for $300,000, you can get all your money out, and probably cash flow $500+ per month.If I started investing again, I would have started with getting my real estate license.Happy Hunting!

So for now we continue to hunt for deals, but most do not pencil out.

I was just there all last week meeting clients and hunting deals. 

So, if the idea of hunting for your own deals is attractive to you how about just hunting for deals in general, making some money on those by wholesaling them, and then every once in a while you find one that you can keep.There are other strategies too but I thought that one might be a little more inline with what you were thinking.  

I did hunt down 4 different owners of which all were coy to provide any specific cleaners or handymen which I found interesting.  

I can remove cloud on title by hunting down previous owners and get a Quit Claim deed from them.
