Most of these small business owners live hand to mouth and are not worth chasing.

I've tried to work with wholesalers a few times but they left a bad taste in my mouth.

We have better results, happier cleaners and hotel-quality laundered linens = happier guests.

Everything has been off market/word of mouth.

For example, tell them if they are out within 30 days and no bad-mouthing or harassing you, then you will refund 100% of the deposit the second they turn in the keys and you will handle cleaning the unit for them.
