Identify some sizzle features that are NOT expected in typical rentals in your market and look to add a couple (NOT ALL) and only the ones that are easiest to add (low hanging fruit).

I can see this being fruitful and less expensive than trying to mail out letters.

As has been previously mentioned, there are a set of rules and ethics for agents and brokers that should always be maintained if you want to be respected by your team, and as a professional in the investing world. 

Yes - I realize the fall and holidays are busier for STRs in this area, and January and February are not near as fruitful, but March and beyond are looking very strong and we should see similar returns.

Figure out how you can grow into a role that satisfies you, continue your drive into making a name for yourself in the real estate space, and you will absolutely benefit from the fruits of your labor if you take consistent action over the long term.  

In challenging times the agents that are used to the low hanging fruit leave.

She should.Then you could 1099 her and not worry about payroll taxes - for agent-type services.For the maintenance work she does, also 1099 her by having her bid each job separately.Of course, speak to your tax professional about all this first, to make sure this would all meet IRS self-employment requirements.

In this business, the low hanging fruit has already been picked.

- New builders have been given lots of incentives for months now - they pay closing costs, buy down interest rates, higher commissions for agents. - Possibly... in most areas of the country the market is a sellers market and the seller can get top dollar for their property.
