Compass actually offered me very enticing $8k sign on bonus before but I like my current firm and they matched it so I stayed this was back in 2021 where everyone was bringing in crazy numbers and they aren't doing that anymore though but the after effects are still snowballing. 

In most cases, the owner/possible seller would want an option fee paid up front to entice them to entering into the option to purchase agreement, so assuming that is the case, would enter into the agreement with a pretty firm plan to purchase and not lose that option fee. 

This is very enticing after seeing what we would roughly owe on the monthly mortgage even if we are conservative and say we will only make $1,000 a month income from the MIL suite (I think we could easily get $1,500).

Each deal you close boosts your credibility, enticing more like-minded investors to your winning team.

Easiest way to ripoff an OOS investor is to sell them a Class D rental with a S8 tenant that was enticed with no app fee, no security deposit and really no screening.

That is a good point about the 1st mortgage being too low to entice the 2nd to negotiate.

It's just the strategy of pricing has to be enticing, if you price high enough nobody bid but if you sell at certain discount point, there may be multiple bids.

However, I just learned about DSCR loans and it looks like an enticing tool.

Although the location isn't the most enticing, I guess there's no need to spend the night there..... :-)
