The teacher was an actual financial educator but they repeated themselves a lot and were telling the students to go in and apply for credit cards DURING the course to purchase the next course for $15,000!

Outside of my decade doing tax returns I've been an educator for the last several years. 

You can probably start the education process at 17, then apply for your license once you turn 18.

I suggest finding a CPA that also has rental properties and keep educating yourself with taxes.

Traffic is horrible at peak our in certain areas and you will do well to look into that.Last i want to say that i have not really seen rents fall significantly in many markets, but in dubai i see it frequently.

Right now focused on Charlotte & Raleigh, NC, but also considering some of the advice above of sticking with markets I have friends/family in and travel to frequently. 

To have a chance at success it is critical to have a team that knows the city very well and that includes both your realtor and your property manager.The areas that look like you're getting good cash flow for an inexpensive property are often D-class neighborhoods where you'll have to deal with frequent turnover and difficult tenants.I'm not saying you cannot be successful owning rentals in Baltimore City.

Avoiding errors and being educated on the laws can save time, money, and potential legal challenges.
