In addition to the house being a disaster, there was a separate garage that was caving in, piles of trash in the yard, two old bread delivery trucks, a rusted out Ford Bronco, rotting building materials, and miscellaneous fishing gear strewn about the yard.

The door is caving into the seal and needs a ton of force to open. 

I mean like ceilings caving in and such that you couldn't see on the listing or even a room that looks ok in pictures but not so much person?

The only issue with a flat roof would be pooling water if not done correctly or the potential of cave in if you're in a snowy climate.

As soon as I and renewed the lease the tenant wrote me this long message with all these things wronge, including drain smells bad(she’s been putting bleach down the drain to kill the odor, the lights in the kitchen and bedroom are flickering(this ones easily fixable) & the bathroom floor is in-caving because of water damage(she suggested a new shower door).

Just spit balling (assuming she's 60 days late and paying penalties as such), I can't see her owing much less than 85,000 after 28 payments.I haven't been inside the house yet (it just came on my radar this morning and I did a drive by to make sure the roof wasn't caving in and the windows weren't falling out), so I have no idea on repairs.Even the worst houses in the area are going for 150,000-160,000 on the actual retail market.

I just love this saying... and,"analysis paralysis" = someone (usually a numbers guy) who over analyzes every deal to a point where he can never jump in the game.Dave Ramsey always uses "leave the cave, go out and kill something and drag it back."
