I already put charcoal bags out to absorb smoke smell and IMO it's gone.Sorry this is a rambling post, it's been a long day!

No charcoal grills, gas grills, propane bottles, lighter fluids, flammable liquids or devices are to be stored within the house, garage or basement.

How about a park style charcoal grill, away from the properties in the yard? 

Charcoal grill would stay.  

you could get a charcoal HVAC filter for the whiners and weatherstrip the doors of the stoners unit. 

Rear seems to be a standard offering where ever have seen.As to the BBQ...you may have insurance requirements re not on patios...to close to the structure will burn it down.You might want to offer either park type charcoal bbq's on pipes in the common area, or a built in gas bbq in the common area.Remember those charcoal ones use lighter fluid and can flame like an inferno.Maybe put out some chained down picnic table in a dedicated bbq area with trash cans (???)

I'd go a charcoal gray for the shingles :) Taupe color for body of house, grey color for trim.

Thought about getting pro to shoot but I hate how they filter them to look like charcoal.

Simply give them a written notice that says, the fire pit thing must be removed and it's not permitted for use or storage on the property,  And if they grill the grill use is to be 10 feet from building and set a storage spot for that when not in use.. also make sure they store the charcoal, and lighter fluid in a plastic bucket with lid, outside.
