Essentially they're a letter the seller puts together for each tenant stating the basics - whether they have a lease (and its termination date) or if they are month to month, what they pay each month and whether they're current on those payments, whether they have a security deposit (and if so, how much), whether they have a pet (and its breed, name, & age), whether they pay extra for that pet or have a pet deposit you'll have to refund, etc.

If you are allowing dogs - make sure the tenant's renters policy does not have exclusions for dog bite and/or dog breed. 

Build the most square footage you can in that footprint (deepest and tallest). 

We also make sure our insurance on the property includes the breed of dog the renter is bringing.

In one of my favorite foreclosures, they were running a dog breeding operation in the house.

There is around 5-9 cats (he is obsessed with cats and let's them breed in the house) their litter box is just the bathroom vanity cabinet. 

I'll stick to LLCs where members can, in my state (NC) and probably like most states, transfer their member (voting) interest and/or economic (non-voting) interest (see NCGS Transfer of economic interests) at will.

War zone properties are another breed on their own, often local investors are suited for those. 

I am new to both of these topics but am eager to jump feet first and learn what I can in order to grow personally and financially.
