Did minor cosmetic work (paint, granite on kitchen& bath, modern hardware, backsplash, landscaping) - cost: $11,350.

I need to replace a 1 piece shower with another or tile, there is also a spa next to it that needs tile or a backsplash.

The as-build from architectural plans normally would not call out the type of Appliances/countertop/ backsplash/ tile/vanity.

Paint the cabinets, inexpensive granite or quartz countertop, tile backsplash (if the budget works), matching handles and light fixtures (I like brushed nickel). 

An electrical outlet that was behind the sink in a raised box was supposed to be split into two outlets, one on each side of the sink, recessed behind the backsplash.2. 

What wall paint, granite counters, flooring, cabinets and back splash types and colors have you seen fetch the hightest prices on your flips? 

As mentioned, I would not be looking at anything that needs more than "cosmetic" updates: new cabinets, appliances, counters, flooring paint, maybe a little tile backsplash and tub surround. 

From what I could observe, the bathrooms could use a face lift (Hopefully no more than $3k each) and the tiny kitchen could have flooring, backsplash, countertop, and new appliance change.

Then once I am I can dive into some more work, backsplash, minimalist kitchen features, etc.
