If you plan on going with that property, you'll need to have an engineer inspect the cables for proper tensioning, tensile strength of THAT thickness of cable, capacity, threshold under stress, and all that good geeky stuff. 🧐 It will cost you a bit, engineers typically don't work for cheap.

I personally ate the cost of the alarm system ($2,000) because at that point, tensions were extremely high, moving trucks were packed and on the parking lot of the title company where we closed and it was the only way we were going to close and each family could move on with their lives.

I find it takes the initial tension off since most people want to see their landlord as often as they want to see their proctologist.The box includes a roll of TP, a local coupon book, a mini flashlight and a mini screwdriver which comes in handy since our maintenance addendum requires tenants to tighten simple screws like that of a doorknob that can come loose.

The one who controls the conversation usually wins the negotiation.Proper response is to take back control of the frame (read Oren Kleff's books) --- maybe chuckle to ease the tension and respond "I'm not asking what's in your bank account, [NAME], just asking how much you owe on your mortgage.
