I will be looking at vinyls floors, new cabinets, countertops, windows, doors and bathroom redo.

Just to give you an Idea on some numbers , I am doing a 2100 sq ft house , class A neighborhood ,  clean out , removing some walls to go open floor plan , minor electric , some mid level replumbing , full custom paint , new kitchen , new bathrooms ( 2.5 ) , new windows , refinish hardwood upstairs , Vinyl plank downstairs . 

Are they using wood, vinyl or carpet?

I stay away and do not allow the 5 piece vinyl sets because the seems fail.  

Inside our homes we had more attractive features like stainless steel appliances and new LVP (laminated vinyl plank) flooring, but we still needed to get our residents out of the car and through our front doors.

Flooring guy to install LVP (luxury vinyl plank flooring) with a minimum of 12 mil wear layer (but the higher this number the better off you are).

I don't know how much siding is loose, but assuming we're talking about a few panels of vinyl, I could easily do everything on that list in one 8 hour day including picking up materials.

I have used vinyl glue down in my rentals recently.

LVP is all vinyl, like a raincoat, so no water issue in regards to swelling.
