for some reason the Nigerian scammers have invaded the US real estate lending business.although I can remember my dad talking about this is the late 60's  crooks taking up front fees and never funding.My suggestion is if your in Texas there is a plethora of lenders.. make appointments and go tgalk with them.. make sure they have an office staff etc etc.

Another option is scam the scammers and steal pictures of a castle owned by a Nigerian prince and see if I can get a security deposit from someone over there.

HML or private lenders need to be at 12% like 2 and 10 sometimes in CA you can get 9.. or the most experienced can get 9 but no lower really.. unless your paying higher points.Keep in mind these fuax lenders troll BP and linkden and facebook.. its just real estate lendings version of Nigerian prince scams. suck you in suck as much as they can from you then go dark.
