US, UK, Australia and other parts of the world are more for "traditional" investing in real estate for capital gain.

If you decide to sell, you will only have paid a little more in interest over the remaining time that you are in your home.   

Rents are high in this town and I think folks just don't sell their multi-family units very often.  

This in turn can open up what homes you can buy since the numbers will make more sense when putting 3-5% down instead of 20%.

Thats awesome that you are going to start in MTRs, I had a lot of success with mine near the hospital in Temple.

We are also wondering whether it would be better to try and find something located closer to Nashville within 5-15 minutes that may not be as nice of a home or property for our budget or find something that is around 20-30 minutes from Nashville in the White House Tn area, but a nicer home within our budget.

I think you can find affordable homes in any of these markets.

Our third partner, who has experience with smaller projects in Detroit, also finds this endeavor overwhelming.
