So the major issues in a house are a foundation issue or a structural issue, the next tier down would be a mechanical issue like Electrical, Plumbing, HVAC, then roof - which isn;t an issue a new roof is very common in a fix n flip, and then the outside facade: Brick repair, driveway repair, brick pointing. 

I understand that a GC is suppose to have subs, but this was work I had contracted with HIM, it was not electrical or foundation work that needed to be subbed it was to him and I was under the impression he was the one working.

However, these properties generally have a lot of land improvements that qualify as well as certain portions of electrical, mechanical and plumbing that can qualify.
