The lender just needs to explain the builder up front that the funds can be wired same day as the home is set on the foundation and coordinate with the appraiser/inspector to meet at the time of delivery.

Costco and Home Depot farm out their deliveries so you won't get them to deliver.

(d) For base buffering encroachment lands acquired through a fee simple or less-than-fee simple acquisition under s. 288.980(2)(b).(2) An easement described in subsection (1) and the rights of the owner of the easement shall survive and be enforceable after the execution, delivery, and recording of a tax deed, a master’s deed, or a clerk’s certificate of title pursuant to foreclosure of a tax deed, tax certificate, or tax lien, to the same extent as though the land had been conveyed by voluntary deed.

It takes a lot to design, get the deliveries, put everything together, and make sure it's ready for guests. 

Additionally, the record number of apartment unit deliveries in recent years has led to increased supply, putting downward pressure on prices, occupancy rates, and rent growth.Operational costs have also been on the rise, further complicating the financial outlook for multifamily properties.

We have a tenant on a month to month lease that we had given a 60 day notice of lease termination letter to (text, email, and certified mail for delivery).

Also, we are 1/2 mile from 2 major grocery stores and all of the home delivery you could want, whereas I'm guessing that's not the case up at the lake.

Values up, deliveries up HUGE in 2023, low vacancy. 

Honestly speaking, I like people that speak frankly, so I was probably a sucker for Engelo's "if I swear a lot I will appear like a straight shooter" delivery.
