I;m looking for a smaller/less expensive properties near tourist areas.

My houses are in tourist-driven vacation markets, and I chose properties that have desirable elements that make them stand out from competition (all of which are location-based - e.g. one is on a river, one has a view, one is very private but also very close to town).  

It's not an area that is conducive to tourists especially. 

This area has long been reliant on seasonal tourist demand and it is a very large part of the strong economy in that area.

Typically, guests won’t want to drive more than 20-30 minutes to get to the The Parkway where main tourist attractions are located. 

This has been a Successful Investment & if I were to sell after proving 1-year of Successful Rental history, I am positive it would appraise for more in this Tourist-focused area.

Out-of-State tourists in LV?

Try looking in Campton, Plymouth, Lincoln NH, not the lakes region, but still a tourist area.    

They had sex on the beach (not the drink LOL) in broad daylight in front of tourists (not sure if this helps or hurts the tourist trade) and young children.

How about a nice vacation rental geared toward tourists?
