We recently learned that our tenant swapped out the dischwasher in the property with thier own dishwasher.

How convenient that they happen to have a washer and dryer that they brought with them...which they want to swap out.

If they have cash at hand from any other source to swap with the note in their exchange acct before they make the purchase they can make it work. 

I can program the same administrator's PIN on each and then I never need to deal with swapping any physical hardware again.

However if they say you can't do it that way work where you build your addition with two separate areas, and pay a bit extra for electrical to be completely separate and ready for a separate meter if you can ever get that swapped over.If you can split utilities just rent them out as utilities included and add a buffer to where it will be break even on bad months and in your favor a bit on good months.Best of luck!
