Of course it could be called speculation to be relying on appreciation, and I certainly agree with that sentiment, however if you just look at the housing market's performance over time, it's very likely that over a 7-10 year period you can expect some amount of appreciation.

If there are STR rule limitation, I would like to see the rules reward those that have been following the current rules and have not had many noise complaints, etc.There is also an anti STR sentiment at the state level.
