Of course it could be called speculation to be relying on appreciation, and I certainly agree with that sentiment, however if you just look at the housing market's performance over time, it's very likely that over a 7-10 year period you can expect some amount of appreciation.

I agree with the sentiment that many folks are bargain shopping and dropping the contract if sellers remain stubborn with list price.
