This unit required extensive cleaning from a crew, mopping of the walls, drywall repair, entire repainting, professional pest control, light fixture replacement, door repair/replace, door jamb repair, tile replace, electric baseboard repair/replace. 

So now they charged more to splatter mud all over it to match their screw up, plus charge to repaint..  

Fixed the plaster walls, repainted, granite in kitchen, painted cabinets, new hardware, refinished old doors and hardware.

If it were my home, I'd pay for professional photography, repaint the front door a warmer less aggressive color, stage the property, and drop the price another $9,475 if you really want to sell it quickly.

I would lean toward repainting and repair as it's cheaper and should get the job done, especially if it's a rental.
